"The Temptation Island Mall" is leasing "the land" to "the renter". The renter must pay "the rent" in Linden dollars to Marly Tomsen through "the rental box".
Paying the rent will allow the renter to build on the land and to manage "the land options". The renter must respect "the prims limit" indicated by the rental box.
1/ The land (right click on the ground to see the borders)
The land is a parcel of Mainland owned by the Temptation Island Mal or The Dodonian Oraclel. On the land a number of primitives (prims) is allowed.
2/ The rent
The rent is the price the renter must pay to use the land during one week.
The rent must be paid again every week on time or the renter will be evicted without any notice of eviction. The rent may be paid 10 weeks in advance.
The rent will not increase all the time the renter is paying it before the deadline.
3/ The rental box
The rental box is on the land and is showing the price of the rent and the prims limit on the land.
Once the renter paid the rent, the rental box will become smaller and will show the name of the renter and how many days the renter has left.
The rental box must stay on the land, if the rental box has been returned due to a mistake or disapeared the renter must send an IM to Marly Tomsen for a quick replacement. The renter can ask to be refunded at any time sending an IM to Marly Tomsen, the amount of the refund will be calculated by the rental box (10% refunding fees will be deducted).
Only full days left will be refunded.
4/The land options (right click on the land > about land)
The renter gets the ability to manage land options as land name and descriptions, media settings, access and ban list...
The renter can't sell the land, divide the land or list alone the land in search for places.
The rent can rent the land or a part of the land to another member.
The renter must ask Marly Tomsen if he wants to be listed in search for places (L30/week).
5/ The prims limits corresponds to how many primitives the renter is allowed to place on the land (the maximum number less 1 for the rental box).
On the land the higher number of prims is offered to the renter. The prims limit is indicated by the rental box. To know how many prims the renter is using: right click on the land > about land > objects > refresh list (the prim owned by marly Tomsen is the rental box).
If the renter needs more prims he must rent a bigger land.
6/The Temptation Island Mall (right click on you > groups > Temptation Island Mall)
The Temptation Island Mall is owned by Marly Tomsen and Gold Fride but Marly Tomsen is currently the Group Manager.
The renter will get an invitation to join the group with the title of land renter.
The renter must accept this invitation to manage the land options.
The renter can also add new members to the group with the title of land renter (will get the same rights than the renter), or with the title of store renter (will be able to place objects on the land), or with the title of everyone (no rights, for visitors).
7/ General behaviour to be a member of the group
All the members must respect each others. All the members can use the group chat to give information about what they are doing on their land, for special events..., to ask a question about the use of the land... If someone think a member of the group is using its abilities in the group not as he/she should, please send an IM to Marly Tomsen.
Marly Tomsen and Gold Fride can decide to ban a member if there is no other solution. The members must respect the rules of the group lands (PG or Mature land). The members have to read the informations about the rules of PG and Mature lands on SL website.
8/Sales of group owned lands.
The lands can be listed for sale when nobody is renting the parcel. When a renter is moving on the land he can ask the land not to be listed for sale anymore. If the land is sold while a renter is still renting, he will be refund 125% of the amount of its rent paid in advance. The same conditions are applicable when the land is owned by another group than the Temptation Island Mall.
