How many prims and sqm do I need for this project? (browse our categories of lands to see what is available)

Do I need to own the land on my name? or with a group where I will be the owner?

or shall I rent and be a member of a rental group?

1/ Land Sales:

The selling price may be modified at anytime without any reason.

The selling price doesn't include the tier to own land that has to be paid to LL or to another tier supplier

(read "Tier Rental" below for more infos).

Please ask before buying if you need a tier donation for this purchase or to purchase any other Mainland parcel.

All sales are definitive.

2/ Land Rental:

The rental price is indicated on the name of each parcel and is all included,

if you want to rent one of the lands listed on this website, please ask Gold Fride.

The rental price won't change while the renter is paying his rent before the end of the rental period.

We will confirm your request and your rental box will be delivered to your parcel and your land will be transfered to a rental group

(this group will allow full power over the parcel for you and your partners).

A refund may be reclaimed at anytime by the land renter, this will terminate the rental and the land will be available to anyone,

10% of cancellation fees are calculated by the rental box, please ask Gold Fride and Marly Tomsen about any problem concerning a refund.

The number of prims allowed is the number of prims supported by the parcel less 1 for the rental box.

The renter gets full usufruct and permissions over the land (according to what is allowed by SL and the rental group), for terraforming, building, media streaming, access/ban list ...

For any problem concerning the land you are renting, we will always try to provide a solution but sometimes the best will be an exchange of land.

The renter can move on another land, to calculate the days already paid on the new land

we will use a prorata temporis:

(Current Rental price /31*Number of days paid in advance +1)/(New Rental Price/31) See examples 3 & 6 below for details

But unless specific issues,the renter must have at least 15 days paid in advance before asking to move on another land without paying his new rent at delivery of the land.

Any Land Renter must be in compliance with Second Life Terms of Service.

You don't need a premium account to rent a parcel of Mainland.

ADDITIONAL SERVICES:

1/ Tier Rental:

Some land buyers need to buy Mainland without a premium account using the "buy for group" option.

We will provide a tier contribution for 1L$/sqm/month to any group (create a SL group is easy) that is planning to buy one of our parcel, or any parcel of Mainland.

To buy one of our parcel for a group please ask Gold Fride before buying.

We will offer 15 days of tier (if you are buying our land) and a rental box will be ready to collect your next payment for tier.

A refund may be reclaimed at anytime by the tier renter, this will terminate the rental and the tier will be removed from your group,

10% of cancellation fees are calculated by the rental box, please ask Gold Fride or Marly Tomsen about any problem concerning a refund.

When a group has a positive tier contribution it gets a 10% bonus of land to be used by the group.

2/ Tier Donators (minimum 512sqm):

We will pay 0,70L$/sqm/month (payment end of month) any tier donation to Marly Tomsen Real Estate,

or we will pay 0,15L$/sqm/week (payment end of week) any tier donation to Marly Tomsen Real Estate.

If you have an unused tier (from a premium bonus or a higher tier billing) please contact Marly Tomsen or Gold Fride if you want to be paid for a tier donation.

REFUND POLICY:

Land Sales:

On Second Life, Land Sales are definitive so we won't take or give back any land that has been purchased or sold but we will listen to any request.

Rentals:

Each payer of a rental box (tier rental or land rental) is supposed to ask a refund, because of past liabilities to support our lands and because of current land investments we may not have the cash available but we will provide a refund within 48 hours

How can I get a refund?

Please touch the rental box and ask "refund" to request your L$ (10% of refunding fees will be deducted from the amount paid in full days).

Most of the time we have the funds to provide the refund but if the L$ are not paid to you within 15s please make sure to copy the details (including the L$ to be refunded) into a notecard and drop it to Gold Fride and Marly Tomsen.

How can I get my L$ if the box couldn't pay immediately?

To deal with unexpected liabilities from operations we will be able to generate some inflows from sales of Mainland we already own, in order to provide your refund manually within the best delay.

EXAMPLES about how to use Mainland on the Virtual Universe:

1/ you want to buy a parcel of Mainland of 2048sqm for sale L$6/sqm, so the selling price of this land is L$12,288.

if you want to buy it tier included for 1 month you must add L$1862 (2048/1.1) to the selling price,

so the total cost of your virtual land purchase will be: 12,288+1,862/month = L$14,150 for 2048sqm (L$6.91/sqm) of land

to be owned by your group and tier paid to us during 1 month.

2/ Now if you want to buy this land and pay the tier to LL, the selling price will be L$12,288 for this 2048sqm but you will pay:

A premium account to own land (at least USD 6 /month with an annual plan)

+ USD 15 / month as a land use fees.

= USD 21 / month, around L$ 5800 / month.

so the total cost of your virtual land purchase will be: 12,288+5,800/month = L$18,088 for 2048sqm (L$8.83/sqm) of land

to be owned by you (or buy your group) and tier paid to LL during 1 month

3/ If you want to rent a 2048sqm with 467 prims from us the cost is L$2800/month

+ L$120/month if you need the search (for commercial places). No other additional fees!

4/ If you want to make a donation to us of 2048sqm on the 1st of the month

you will be paid L$1434 on the last day of this month. (2048*0,7)

5/ If you want to make a donation to us of 2048sqm on the Monday

you will be paid L$307 on the next Sunday. (2048*0,15)

6/ A renter is living on a 2048sqm for L$2800/month

They have 45 days 7 hours paid in advance but would like to move on a 4096sqm for L$5600/month.

The number of days paid on the new land will be (2800/31*46)/(5600/31) = 23 days already paid on the 4096sqm.

SUMMARY OF OPTIONS AVAILABLE FOR 2048SQM for sale at L$6/sqm:

BUY > L$12,288 > us + L$1,862/month for tier (own land with your group)

BUY > L$12,288 > LL + L$5,800/month for tier and premium account (own land on your name or with your group)

RENT > 0L$ > + L$2800/month for rent (you don't own land but you get full rights on the parcel thanks to a rental group)

TIER DONATION > MONTH > we pay L$1,434/month for a tier contribution to us (get paid for your unused tier)

TIER DONATION > WEEK > we pay L$307/week for a tier contribution to us (get paid for unused tier)

NB: When you will pay a rental box the number of days per month will be given by the calendar (31 days, 30...),

please ask Gold Fride if you want to pay your rent or tier weekly.
